We've Been Busy...Here's What's New

Dear UIP Community,
It’s been a little while since you’ve heard from us! We’ve had our heads down expanding our plan library, developing new designs, and responding to exciting changes in local zoning codes. At the same time, neighboring jurisdictions have been building their own pre-approved plan libraries, and we’re proud to support those efforts as more communities embrace small-scale housing. Missing Middle Housing In Full Swing
A new era of housing has arrived in Tucson, as of January 1, 2026, homeowners across Tucson can now build duplexes, triplexes, fourplexes, townhomes, and cottage courts on residential lots. This landmark zoning update creates new opportunities for homeowners, families, and small-scale builders and developers to expand housing choices, build wealth, and create more flexible living arrangements throughout Tucson. Existing Urban Infill Plan Library Code Update
All existing UIP plans have been updated to comply with the 2024 International Residential Code (IRC). We've also incorporated thoughtful refinements based on three years of feedback from homeowners, builders, and contractors to make the plans even better. Our entire plan library is now up to date and ready to serve you for the next three years.
New Products
We're excited to announce that three new designs are just days away from final approval and will soon be added to the UIP Plan Library. New options include a two-story stacked duplex, a single-story side-by-side duplex, and, by popular demand, a detached two-car garage. We can't wait to share them with you!
Keep your eyes peeled for the upcoming Middle Housing Design Competition! We're excited to be participating and look forward to sharing more details as they become available.
New Jurisdictions
We continue to offer pre-approved plans in the City of Tucson and Pima County and are proud to announce that UIP has been added to the Town of Oro Valley's Community Model Homes: Model Plan Library. We're also working through the pre-approval process to bring our plans to the City of Mesa, expanding access to high-quality, permit-ready designs across Arizona.
Save the Date: ADU-Palooza!
Mark your calendar! On September 11, from 1:00 to 4:00 p.m., we'll be hosting an educational event at TAR focused on building ADUs and Missing Middle Housing. We'll cover the development process from start to finish, including zoning, financing, site design, permitting, and construction. More details coming soon!
