Featured Project: The Flexible Lumen Studio

The Lumen is a premier example of how our model units are designed for maximum flexibility to meet diverse homeowner needs.

Project Overview:
This particular project is a thoughtful addition to a historic district, built on an R1 lot. It complements the existing 1960s single-family home - a great example of Mid-Century Modern style - and significantly extends the site's long-term functionality.

To maintain the neighborhood's character, a Lumen studio is being built in the backyard. It's carefully positioned so its entrance faces the side street, yet remains discreetly tucked behind the original brick site wall. This makes it an excellent example of infill development, showing how a model plan can be expertly used to maximize both site flexibility and long-term utility.

Customization and Future-Proofing
This is a studio Lumen with a key modification: the porch roof has been enlarged. This modification creates space for an additional covered parking spot or a shaded outdoor work area.
The interior has been expertly configured for the owners' current hobbies and lifestyle:
The kitchen is a reduced size to maximize other spaces.
The bathroom has been redesigned to integrate a small bedroom suite into the open floorplan, currently intended for use as a yoga studio.
The main living area is being set up as an indoor bike repair and hobby shop.
This unit is future-proofed. It can be easily converted into a standard living space later on, providing a dedicated home for the owners' parents when they reach an age where they need to live closer to family.
